Who is on site?
Ask whether the trades are in house or subcontracted, and who you call when something goes wrong.
What is in the scope?
A one line quote is not a scope. Ask for the materials allowance in writing.
Who pulls the permits?
If the answer is you, that is a red flag on any job that needs one.
What happens to changes?
Ask how change orders are priced and approved before they are built.
What warranty do I get?
Ask for it in writing at handover, not as a verbal promise on the last day.
